HFF Arranges Refi for The Green Cos.’ Dadeland Office Tower

A landmark Class A office property, a key member of an impressive Dadeland portfolio, secured a refinancing deal.

Landmark Class A office property Dadeland Centre I is a 130,000-square-foot commercial asset maintaining occupancy with major tenants such as Symantec, Ingham & Company and Eastman Chemical.

HFF arranged the $31 million refinancing, securing a 10-year, fixed-rate loan through New York Life Real Estate Investors. The service provider worked on behalf of the borrower, The Green Companies, which has projects such as Datran I and II, The Towers of Dadeland  and The Greenery Mall to its name. HFF’s debt placement team representing the borrower was led by Senior Managing Director Paul Stasaitis and Associate Director Jose Carrazana with additional support from real estate Analysts Maxx Carney and Cecily Nazario.

The Green Companies negotiating team was led by James Bernstein, Brian Bernstein and Elizabeth Green.

Located at 9155 South Dadeland Boulevard, the property is adjacent to the Dadeland South Miami Metrorail Station with access to downtown Miami, Miami International Airport and Coral Gables. Completed in 2001, the property offers nine-foot ceilings, 400 covered parking spaces and windows made of hurricane resistant glass. Dadeland Center I is 95 percent leased, and it is currently undergoing a $500,000 interior renovation.
